We have many clients that live in the St. Pete Beach Yacht and Tennis Club and people that are interested in buying a condo in the St. Pete Beach Yacht and Tennis Club. So here is an update on the real estate transaction in the St. Pete Beach Yacht and Tennis Club for all of 2011. This information should be interesting for all buyers and seller.

Intracoastal water views from St. Pete Yacht and Tennis Club

Let’s start with the Weatherly, 9415 Blind Pass rd. the first building with views to the east overlooking the Intracoastal waterway.

Four condos have been sold in the Weatherly in 2011.    401, 603, 1204, 703 price range was between $201,500 and $265,000 average days on the market was 96.

Next is the Constellation, 9425 Blind Pass road with views to the north east overlooking the pool and Intracoastal waterway.  10 condos have been sold in the Constellation in 2011.  1001, 306, 604, 403, 903, 807, 802, 504, 304, 406. Price range between $175,000 and $330,000 average days on the market 70.

The Intrepid,  9495 Blind Pass rd. with views to the north overlooking part of the beach and Intracoastal waterways.       1condo has been sold in the Intrepid in 2011.    204 for $214,000 was on the market for 85 days.

Last building is the Courageous, 9525 Blind Pass rd. with views to the west overlooking the beaches.  10 condos sold in the Courageous in 2011.    1101, 707, 406, 1107, 1205, 1203, 1202, 203, 302, 404. Prices ranged from $170,000 to $320,000. Average days on the market  142

Prices depend on the location within the complex and within the building, the different views and if condos have been updated or not.

Seminole Isle | Holiday boat parades.

Seminole doesn’t have a lighted boat parade for the holidays but when You live in Seminole Isle, you can to Madeira beach or Treasure island or Redington beach and on goes the list Boat parades. They are only 10 something minutes away and they are a lot of fun and a great thing to do with the whole family.

I live in Treasure Island and that is usually the parade I go to but this year I have tickets for the Transsebirian Orchestra and can’t make it to the boat parade. Christmas without a boat parade isn’t happening so my girlfriend and I went to the St. Pete Beach parade last night.

The Parade started at Horan Park (South Pasadena Bridge) at 6 pm. My girlfriend get off work at 7pm and couldn’t be anywhere before 7.30pm so we decided to meet at Merry Pier in Pass a Grille (end of the parade route) We figured it would take the boats about an hour and a half to get there and there is a lot of parking and some restaurants close by to get a “Christmas drink” in our case and because it is cold we had a Hot chocolate with cognac.

Anyway, there was a huge and fun crowd and we were all waiting for the boat, still waiting at 8 pm still waiting at 8.30pm still waiting at 9pm……….. finally the boats arrived. They were beautiful and it was a lot of fun but it was only 21 boats that made it all the way down to the end out of 36 boats that started??? Well there are a few bars in-between and we have the suspicion that these bars were just too attractive.

So, all you Seminole Isle guys, make a note for next year, if you go to Pass a Grille to watch the parade you do not have to be there till about 9 isch.  Seminole Isle | Holiday boat parades

Seminole Isle | budget for 2012 is approved

Seminole Isle | budget for 2012 is approved

Seminole Isle association just approved their budget for 2012. The monthly maintenance fees for each condo will go down a little.

Seminole Isle condo front

The 2100 square feet units go from $319.64 in 2011  to  $317.99 in 2012

The 1700 square feet units go from $258.76 in 2011  to  $257.41 in 2012

The 1500 square feet units go from $228.31 in 2011   to  $227.13 in 2012

The biggest item on the Seminole Isle budget is insurance for the property with estimated coast of $170,000 for a total of 180 condos in Seminole Isle.

Other items are $36,000 for elevator maintenance and inspections and $1500 for repairs and $5200 for elevator phone lines that is about $7100 per elevator per year. That sounds like a lot of money but then again, if you divide it by units and days the elevator cost $65 cents per day for each condo. (And that’s if you ride the elevator or not)

$16,000 for exterior maintenance and repairs, roof repair and maintenance is only $1000, electric for lobby, elevator and breezeways is $28,000, trash is $16,000, legal fees are estimated to be $10,000, sewer maintenance and repair is $5000 and one goes the list.

The total income expected from Seminole Isle maintenance fees and rentals in 2012 is $585,245

Seminole Isle is building up reserves for the roof, painting, elevators, lobby refurbishing and pavers in the amount of $103,000 and with that all these future projects are fully funded. So, looks like the Seminole Isle association is in very good shape.  Seminole Isle | budget for 2012 is approved

Treasure Island | 2% make a huge difference.

Yes, I am a Realtor but No, I am not talking about real estate commission, I am talking about milk.

Usually if I want to lose a few pounds I simply eat a lot less and exercise more and that does the trick. For whatever strange reason this time I decided I am going to check out low fat and low carb foods (which I had never done in my life) So I went to our really nice Treasure Island Publix and to say the least, it was interesting.

I had no idea how many low this and low that and light this and free that stuff was out there. (will keep you posted as I try them) Today the first item was milk. My beloved organic whole milk with 150 calories per cup got replaced by fat free milk with 90 calories per cup. I am not thrilled, not sure if the 60 calorie difference is worth the loss in taste…………. I think I rather drink 2/3 cup of whole milk with the great taste than 1 cup of watery milk. What do you drink? 

Treasure Island has a beautiful beach and I rather walk this beach everyday ( sunset time is my favorite) than to go for low carb food.

Living in Treasure Island is wonderful, we have all kinds of things to do and we have a beautiful beache in Treasure Island Just once in a while we need some change and Fort de Soto is just perfect for us. It was named one of the three Top 20  beaches in the United States are in Pinellas County. T

he most pristine beach is Fort DeSoto, a 900-acre county preserve consisting of five islands, seven miles of undeveloped beaches. Spend a day, spend a week, so much to do here Bicycling, Boating, Canoeing, Fishing, Kayaking, Playground, City/County Park, Hiking/Nature Trails, Museum, Wheelchair-friendly, Boat Ramp, Concessions, Designated Dog Zone, Food/Beverage Service, Parking, Picnic Area, Pier, Restrooms, Showers, Pets on Leash Allowed, Bicycle Rental, Canoe Rental, Kayak Rental, RV Sites, Tent Sites.

Fort DeSoto wasbuilt for the Spanish-American War, the fort was finished after the war ended and never fired a hostile shot. Fort De Soto is listed in the National Register of Historic Places and the Fort DeSoto beaches get very high ratings year after year.

So, if you live in Treasure Island or you come here on vacation you need to check out this nature park. it is only a short drive from Treasure Island, maybe 15 minutes south and it will give you a whole different beach experience.

Treasure Island Florida | things to do

When you live in Treasure Island you are only about 30 minutes away from Largo Cultural Center. It is owned by the City of Largo and offers a year round schedule, which includes over 150 performances, consisting of a diverse mix of artists. The Center is enthusiastically serving the community as both an accessible cultural destination and a popular public gathering place.

They offer spectacular performances in music, dance and theater and unique facilities for meetings, weddings, banquets and special events. I signed up for their e mail list and I go at least 4 or 5 times every year to their events. Like I said, it is a 30 minute drive for me but I really enjoy their performances. So, living in Treasure Island this gem is just around the corner from you. Sometime we nned something different to do than the “beach stuff”
