Gulf Bistro in Madeira Beach

Gulf Bistro

And again, I had a great time last Friday. Romantic dinner at the Gulf Bistro in Madeira beach. I love this place, the prices are very fair, the food is incredible, the service is very friendly and on it goes. The Gulf Bistro is located on Gulf Blvd just north of Tom Stuart Causeway,  they are open at night and during the season they also serve lunch.

You got to try this wonderful little place. It used to be the Café de France but they changed their name about two years ago. Same owner same great restaurant.

So, if you ever visit Madeira Beach here in Florida and want to have a really nice dinner, go to the Gulf Bistro. They are also open for lunch between Thanksgiving and Easter.

Homeless people in Florida Saint Petersburg

With the economy being this bad more and more people need help. I was shocked the other day when I saw on TV that a help centre here in Saint Petersburg, the Tampabay area was serving food and they could not feed all the people that showed up. I am writing this post to ask everybody ONE question. All the people you buy gifts for this year, do they really need them? Do they need that extra sweater or the crystal vase or the new handbag? In the spirit of Thanks giving, the holiday season why don’t we take a close look at the list of presents we want to buy this year? Here is what I will do.

Everybody on my list will get a present, but it is going to be much smaller and they will also get can food that they can donate if they want to. Sometimes, all people need is a reminder; we tend to forget about all the not so fortunate people around. We get so caught up in our own problems and the day to day business, that even if we have good intentions, we never get around to do something about it.

Below is a list of organizations that help the not so fortunate people that can not afford a Turkey for Thanksgiving.

211 Tampa Bay Cares. Call for information about where to find help or give help in Pinellas County. Crisis intervention, housing referrals, shelter, food, clothing, employment, health care and more; community voice mail boxes for homeless and low-income people. No coin required to call 211 from Verizon phone booths. To be directed to the proper services, callers should indicate that they’re homeless.

St. Vincent de Paul, 401 15th St. N, St. Petersburg, 823-2516. Food kitchen serves breakfast, lunch and dinner every day of the year.

Free Clinic Beacon House, 2151 Central Ave., St. Petersburg. Call 823-5780. Overnight and transitional shelter for single, homeless men.

Free Clinic Women’s Residence, 814 Fourth Ave. N, St. Petersburg. Call 821-3894. For single homeless women while they are working, saving and planning for independent living.

ASAP Homeless Services, 423 11th Ave. S, St. Petersburg. . Breakfast, drop-in center, women’s and children’s transitional housing.

St. Petersburg Dream Center, 4359 35th St. N, Lealman.  Food, clothing, homeless outreach, recovery ministry, job and other referrals.

Daystar Life Center, 226 Sixth St. S, St. Petersburg. Food, clothing, hygiene items, assistance with photo IDs, food stamps, birth certificates

Salvation Army, 1400 Fourth St. S, St. Petersburg. Call 822-4954. Emergency lodging, food, shelter, one-stop location for social services agencies.

Suncoast Center for Community Mental Health.  Homeless Outreach Support Team. Pinellas County Medical Mobile Unit. Doctors and nurses stop at soup kitchens and shelters. Call 582-7577.

Another great event in Saint Petersburg, the boat show.

This year it is the St. Petersburg Boat Show and Strictly Sail event These two events are now combined combination into one all-new “super show” called St. Petersburg Boat Show and Strictly Sail. Put it in your calendar, December 4-7, 2008 in the St. Petersburg Sailing Center basin in downtown. You can either come by boat or by car. The event is great and has lots of things to see. I do not have a boat, but I still enjoy seeing all the new models and other things related to the water craft industry. If it is not too cold or rainy that weekend, a lot of people will show up. The combination of Strictly Sail and Boat show should draw a huge crowd. City officials hope to make it THE boating event in Saint Petersburg for the whole southeast region of Florida. Once again I am impressed by the City of St. Petersburg. We are moving forward and we are moving in the right direction.

Yes, one lane streets are gone in downtown Saint Petersburg.

Somehow I had no idea that the city of Saint Pete finally did something about the  (my) one way street disaster downtown St. Pete. On Saturday when I was going to the Cillougne event and wanted to make a turn into first street, I nearly ended up in the wrong lane. Way am I so happy about it?

I did not like the one way street system that we have in downtown SainT Petersburg. It did not matter where I wanted to go, it was always a one way street in the wrong direction.

Anyway, they are changing it right now. YES !!!

First St. and Second St. is now two-way traffic between Central and Fifth Avenue N. They are also converting Third Avenue N. between Fourth and Fifth Streets. Changing the flow of traffic on these downtown thoroughfares is part of the city’s Vision 2020 plan that was developed with community input from residents and downtown business owners. In early 2009, the city also plans to convert Mirror Lake Drive to a two-way street. Way to go. I love it

Real Estate Short sale expert in Saint Petersburg Fl.

FOR IMMEDIATE RELEASE

Anne Hensel is recognized as a Certified Short-Sale Professional and is awarded the CSP Designation

Saint Petersburg ,Florida,11/20/08  -  Anne Hensel, a member of the Pinellas Realtor Organization, was recently awarded the Certified Short-Sale Professional (CSP) designation. Mrs. Hensel joins a select and growing group of real estate agents who have recognized the importance of providing this value-added service to their clients.    In today’s increasingly competitive real estate market, these trained agents set themselves apart by helping homeowners navigate through the process of short selling their home before it goes into foreclosure.

A. Hensel earned the CSP designation by completing the prescribed online coursework and completing an end-of-course competency-based test.  The Certified Short-Sale Professional course is designed to provide agents with the tools and knowledge they need to effectively guide their client through the short-sale process.  Unlike normal real estate transactions a short-sale requires particular care and additional work to be completed smoothly and, if done improperly, may cause the homeowner to go into foreclosure.

Armed with the CSP designation and an increased awareness of the principles of short sales, real estate professionals such as Anne Hensel are immediately able to better serve their current and prospective home sellers that may need to short sale their home.  This knowledge sets the individuals who have attained the CSP apart from their peers, because it gives them the tools to assess a homeowner’s situation and properly guide them and the buyer of the property through all the necessary approval processes required to short sale a home.  A CSP will be able to help the owner prepare the required documentation, navigate through the mortgage framework and keep the homeowner’s property from being foreclosed upon.

For general information visit www.CertifiedShortSaleProfessional.com. For specific help on how a CSP trained agent might help sell your home during this difficult time, contact Anne Hensel, your local Certified Short-Sale Professional at 727 409 8706.

11 things to watch out for when buying a house or condo in Saint Petersburg Florida

This is the last Step in buying property here in Saint Petersburg Florida

So far, so good. You took care of the dead lines, you have overcome a few obstecals,, the home inspection was ok, T\the appraisal went fine. your lender  as issued a commitment letter,  your insurance is in place, you think you are ready to go to closing and you want to call the moving company.  Well here is the bad news, there is still one more thing, the money is not in the bank yet, your lender as not transferred the money to the title company’s escrow account and they have not even given the final numbers to the title company nor have they send all the necessary paperwork. By law your have the right to see the HUD statement at least 24 hours before closing but the title company can not send it because your lender is not cooperating. Now what do you do?

This is not an exemption to the rules, unfortunately it is the rule. Happens at least 8 out of 10 times.

Now all hell breaks loose, everybody is on the phone with everybody. . . . .

The one and only advice I can give you is Stay in touch with your lender on a daily base. Make sure they understand that time is off the essence and that they need to perform.

You are paying them a lot of money to get the loan, so, do not take, “I will call you tomorrow, or I will look into this, or I am sorry it sits in underwriting” for an answer.

I have gotten deals done by sheer persistence and nothing else. If you call them 20 times a day, they finally get the job done, just so you won’t call anymore. So, call, call, call, give them 10 or 20 minutes and call again. I mean it !!!
